Internal door fitters working across Sunderland
We’re internal door fitters based in Newcastle, and Sunderland is part of our regular patch. We travel down for supply-and-fit jobs, fit-only jobs and landlord work across the city and out to Washington and Houghton-le-Spring.
Sunderland’s housing is unusual in places. Alongside the Victorian streets of Ashbrooke and Roker and the modern estates at Doxford Park, the city has its own type of home: the single-storey terraced Sunderland cottage. Each needs a slightly different approach, which is why we ask a few questions about the house before we quote.
Tell us how many doors you need, the style you like and roughly where you are. We’ll reply by email, usually within one working day.

Doors for Sunderland cottages
Sunderland cottages are single-storey terraced houses built in large numbers in the late 1800s and early 1900s, in areas such as Millfield, Pallion, Hendon and Southwick. Many have since gained a rear extension, a loft room or both, so no two are quite the same inside.
Making the most of a compact layout
Rooms in a cottage usually open off a short passage, and every door that swings into it eats into the space. A sliding door on the kitchen or bathroom, or a pocket door where the wall can take one, frees up room without losing privacy. Where you keep hinged doors, a glazed panel in the door from the passage helps light reach the middle of the house, which is often the darkest part.
Loft rooms and fire safety
Many cottages have had the roof space turned into a bedroom. The rules for adding a first-floor room to a single-storey house are different from those for adding a third storey to a two-storey house, and fire doors are not always required. Your building control officer or approved inspector will tell you what the plans need. If fire doors are part of it, we supply certified ones and fit them with the right hinges and seals. Our fire door regulations guide explains the general rules.
Victorian and Edwardian houses in Ashbrooke, Roker and Fulwell
Ashbrooke is known for its large Victorian houses, while Roker, Seaburn and Fulwell have streets of Victorian and Edwardian terraces with some interwar semis mixed in. Doors in these homes tend to be taller and heavier than a modern standard, and frames have usually moved over the years.
We measure each opening individually and fit every door to its own frame, planing it to follow any lean or slope so the gaps stay even. Painted four-panel doors, or oak if you like a natural grain, sit well with original skirting and cornicing. If a set of original doors is still in place but badly worn, it’s sometimes better to keep the best ones and match new doors to them, and we’re happy to talk that through. Read our oak vs white doors guide if you’re torn between the two.

Washington was built as a new town from the 1960s onwards, with housing grouped into separate districts, or villages. Doxford Park has newer estates of family homes. Openings in both are usually standard sizes and reasonably square, which makes them quick to refit.
- Swap hollow-core for solid-coreA heavier door feels better to use and cuts noise between bedrooms.
- Match the hardwareNew handles and hinges in one finish tie the whole house together.
- Keep sound liningsIf frames are in good order, we leave them, so there’s less mess and cost.
- Check the garage doorA door from an integral garage into the house must stay a fire door.

Terraced homes in Houghton-le-Spring and Hetton-le-Hole
Houghton-le-Spring and Hetton-le-Hole grew up around coal mining, and both have older terraced streets alongside later estates. In the older terraces, doorways are often narrower than modern ones and rarely square after a century or more of settlement.
These openings often suit a 1981 x 686 mm or 1981 x 610 mm door rather than the more common 762 mm width. We check each one rather than guessing, and if a frame is past saving, we fit a new lining before hanging the door. Find out more about frames, linings and architrave.
Do Sunderland landlords need fire doors?
It depends on the property. Sunderland has plenty of rented terraces and flats, including student lets near the university. A house let as an HMO will usually need FD30 fire doors on bedrooms and the kitchen, with smoke seals and self-closers, while a single-family let may not. The council’s licence conditions and the fire risk assessment set out what’s needed.
We fit to those documents, and we can survey a whole house and quote for every door at once. If you manage several properties, we can work through them in turn and keep the door styles consistent, which makes later repairs simpler. See our landlord and commercial page.
Sunderland door questions
Do you cover Washington and Houghton-le-Spring?
Yes. We travel from Newcastle to the whole of Sunderland, including Washington, Houghton-le-Spring and Hetton-le-Hole.
Can you fit a pocket door in a Sunderland cottage?
Often, yes. It depends on whether the wall beside the opening is long enough and free of pipes, cables and radiators. We check this on site before recommending one.
Can I keep some of my original doors?
Yes. We can rehang, ease or re-fit original doors that are in decent condition and supply new doors in a matching style for the rest.
