Supply and fit or fit only: which do you need?

If you haven’t chosen doors yet, supply and fit is the simplest route. We help you pick the doors, order them, check them on arrival and hang them, all on one quote. If a door arrives damaged, we deal with the replacement rather than you.

Fit only is for customers who have already bought their doors, perhaps to match a particular style or take advantage of a sale. We’ll check the size and type against your openings before you order. On the day, we fit your doors and ironmongery with the same care as our own. Our door supply and fitting page explains both options in more detail.

When do door frames and linings need replacing?

Many homes can keep their existing frames, which saves money. A lining usually needs replacing when:

  • It is twisted or bowed, so no door will sit flat against the stop.
  • The timber is split, rotten or badly damaged around old hinge and latch positions.
  • It has worked loose from the wall and moves when the door closes.
  • The opening is changing size, for example for a bifold or a wider doorway.
  • A fire door is being fitted and the existing frame isn’t suitable for it.

New architrave is often worth doing at the same time, as old architrave tends to split when it comes off. See frames, linings and architrave for more.

Handles, hinges and locks

Changing the hardware is one of the quickest ways to freshen up doors that are otherwise in good shape. We fit lever handles on roses or backplates, knobs, privacy locks for bathrooms, and door closers where they’re needed. Finishes include matt black, brushed chrome, satin brass and others, so the doors can match taps, light switches and other fittings.

Things to check before you choose

Some new handles need a different latch size from the one already in the door. Heavier doors and fire doors need the right number and grade of hinges, and fire doors need hardware that is suitable for use on a fire door. We take care of these details so you only have to choose the look. Browse our handles and hardware page for ideas.

Door services for landlords and businesses

We work with landlords, letting agents, developers and businesses across Newcastle and the North East. Typical jobs include fire door upgrades in flats and HMOs, replacing damaged doors between tenancies, and fitting new doors throughout refurbished properties.

Send us the addresses and any actions from your fire risk assessment, and we’ll survey and put together one combined, itemised quote. Visit our landlord and commercial doors page to find out more.

Fire door supply and fitting

A fire door is only as good as its installation. The doors and components we supply come certified by the manufacturer, and we fit them to the manufacturer’s instructions and test evidence. That covers the gaps around the door, the hinges, the intumescent strips and smoke seals, and closers where they’re specified.

In homes, the usual reasons are a loft conversion that adds a third storey, where doors onto the stairway normally need to be fire-resisting, and the door between a house and an integral garage. Flats and HMOs have their own rules, so check with building control or your fire risk assessor. Our fire doors page explains FD30 and FD60 ratings.

Questions about our services

Can you combine several services in one visit?

Yes, and it usually saves time. We can hang new doors, replace a worn lining and fit new handles in the same visit. Your quote lists each part separately, so you can drop anything you’d rather leave for later.

Do you take on small jobs?

Yes. We fit single doors, rehang doors that stick or won’t latch, and replace handles on their own. Tell us what you need on the quote form and we’ll let you know if we can help.

Can you work in a rental property while tenants live there?

Yes. We can arrange access with tenants through you or your agent, keep the work area tidy and take away all waste when we finish. Fire door work can often be planned room by room to keep disruption low.

Need help with your doors?

Send us a few details and we’ll reply with a clear, itemised quote. There’s no pressure and no obligation.
